Who comes to Phillip Island, and why
Phillip Island sits at the mouth of Western Port, joined to the mainland by the bridge at San Remo, about 90 minutes' drive from Melbourne. The big draw is the Penguin Parade: every evening at sunset, little penguins from what the Nature Parks call the world's largest little penguin colony come ashore and waddle to their burrows. Add the Koala Conservation Reserve, Churchill Island, seals at Seal Rocks, the Nobbies boardwalks, surf beaches and the sheltered bay at Cowes, and it's a natural short break.
The other big draw is noise. Phillip Island Circuit hosts the Australian Motorcycle Grand Prix, set for 23 to 25 October 2026, and the season-opening round of the World Superbike Championship, set for 19 to 21 February 2027. The Phillip Island Classic and other race meetings fill the calendar too. On those weekends, beds across the island and nearby towns fill fast, and many fans camp.
Outside events, Melbourne families are the backbone: summer holidays in a beach house at Cowes, Rhyll or Smiths Beach, and weekends and school holidays through the year for the penguins. Many holiday homes sit empty for parts of the year, and stays range from those houses to B&Bs, cabins, caravan parks and motels. Bass Coast Shire requires short-stay rentals to be registered, and Victoria's 7.5% Short Stay Levy has applied to short-stay bookings since 1 January 2025.

Short breaks at Cape Woolamai and Smiths Beach, walks along the coast and a quiet dinner in Cowes. They book midweek more than families do.

December to February
Mid-December to late January is the busiest time, when Penguin Parade bookings are essential and traffic on the island. The World Superbikes round in February gives you a second spike.
Autumn and spring
March to May, September to November
The Phillip Island Classic in March, Easter and school holidays hold up autumn. Spring builds towards MotoGP in October, one of the busiest weekends on the island.
Winter
June to August
Cold, windy and quiet, especially midweek. The penguins still arrive every night, so sell rugged-up penguin viewing, winter beaches and fires to couples and families.
Getting here
Nearly everyone drives. Phillip Island is about 90 minutes from Melbourne via the South Gippsland Highway and Bass Highway, crossing the bridge at San Remo, with the Penguin Parade about 20 minutes further on. Melbourne Airport serves interstate and overseas guests, and many international visitors arrive on day tours. On summer weekends and race weekends, traffic on and off the island is heavy, so guests should plan arrival times around it.

What makes marketing a stay on Phillip Island hard
The island has a few very busy weeks and a lot of ordinary ones, with plenty of holiday homes competing for both.
- Race weekends and summer book themselves, but winter midweeks can be empty.
- Many international visitors see the Penguin Parade on a day tour from Melbourne and never stay the night.
- Holiday homes on the platforms look alike, so guests compare on price unless your listing shows why yours is better.
- Bass Coast Shire's short-stay rules require registration, a contact person who can get to the property within two hours, and responsibility for guest behaviour.
- Direct bookings mean collecting and lodging the 7.5% Short Stay Levy yourself, as well as managing big groups on race weekends.

How early should I market race weekends?
As early as the dates are confirmed. MotoGP and World Superbikes dates are announced well ahead, and many fans book next year's stay as they leave. Put the dates, your minimum stay and your group rules on your website, send past race guests an email first, and only then open remaining dates on the platforms.
What does Bass Coast Shire require for short-stay rentals?
Bass Coast Shire requires short-stay rental properties to be registered, with an annual fee, and to name a contact person available at any time who can reach the property within two hours. Owners are responsible for guest behaviour. Check the Shire's current rules before marketing, and we'll make sure your house rules and listings match them.
Can I get Penguin Parade day-trippers to stay overnight?
Some of them. The parade happens at sunset, which means a late drive back to Melbourne, especially in summer. Point that out gently: stay the night, see the Koala Reserve and Churchill Island the next morning, and skip the dark drive. Pages and posts built around that idea work better than a generic island pitch.

We're based in Ahmedabad, about 4.5 hours behind Victoria in winter and 5.5 hours behind during daylight saving. Your morning is our afternoon, which gives us a good few hours to talk.
