Who comes to the Blue Mountains, and why
Katoomba is about 90 minutes' drive or two hours by train from Sydney, so the mountains are an easy weekend. People come for the Three Sisters at Echo Point, Scenic World, lookouts and waterfalls, and walks from the short Charles Darwin Walk to the two-day Grand Cliff Top Walk. Leura is known for its gardens, and Blackheath for quieter cliff-top walks, good food and a slower pace.
Many guests come from Sydney, and plenty just for a day, which is the challenge for overnight stays. Couples book cottages with fireplaces, families come in school holidays, and walkers and climbers come for longer. International visitors often see the mountains as a day tour from Sydney, so it takes work to turn them into overnight guests. Heritage hotels, guesthouses, cottages and holiday homes make up much of the stock.
Winter is when the mountains stand out. The Winter Magic Festival fills Katoomba around the June solstice, and Yulefest dinners run through June, July and August, with log fires and Christmas-style menus. Spring brings the Leura Gardens Festival and the Blackheath Rhododendron Festival around early November. The Black Summer fires of 2019 and 2020 burned most of the World Heritage area, and fire season is now a normal part of planning and guest questions.

Who stays in the Blue Mountains
Sydney couples on a short break
The biggest group. They want a fireplace, a view, a good dinner nearby and easy parking, and they book one or two nights, mostly on weekends.
Walkers and outdoor guests
Bushwalkers, climbers and canyoners who stay near the trailheads. They care about early breakfasts, drying gear and honest track and weather information.
Families in school holidays
They come for Scenic World, easy walks and space to run around. Cottages and holiday homes with a few bedrooms suit them best.
International and interstate visitors
Many do a day tour from Sydney. The ones who stay want sunrise at Echo Point without the coach crowds, which is a strong reason to book a night.

Winter peak
June to August
Cold nights, log fires, Winter Magic and Yulefest. Weekends book out early. Sell fireplaces, winter dinners and the chance of the odd snowfall, and push weekday stays.
Spring and autumn
March to May, September to November
Garden festivals, autumn colour and good walking weather. Long weekends and school holidays are busy, so sell gardens, walks and cosy evenings.
Summer
December to February
Cooler than Sydney, but it's bushfire season and some walks close on bad days. Be clear about fire plans and cancellations, and market escaping the city heat.
Getting here
Katoomba is about 90 minutes from Sydney by car via the M4 and the Great Western Highway, and about two hours by train from Central on the Blue Mountains line, with stops at Leura, Katoomba and Blackheath. Sydney Airport is the nearest major airport. The train makes the mountains easy without a car, which is worth mentioning on your website if you're walking distance from a station.
The hard part
What makes marketing a stay in the Blue Mountains hard
Being close to Sydney is a gift and a problem at the same time.
- Many visitors come for the day and drive home, so you have to give them a reason to stay the night.
- The Blue Mountains is inside the Greater Sydney region, where non-hosted short-term rentals are capped at 180 days a year. Every short-term rental in NSW must also be on the state register and follow the Fair Trading code.
- Demand is heavily weighted to Friday and Saturday nights, winter weekends and long weekends. A wet Tuesday in February can be very quiet.
- Bushfires, smoke, storms and track closures lead to cancellations and anxious questions every summer.
- Heritage guesthouses and cottages can look similar in listings, so guests compare on price unless your photos and story set you apart.
You can't change the drive time or the fire season, but a clear website and honest answers make you the place people trust when they plan a night away.

Does the 180-day cap apply to my place?
If your property is non-hosted and let through the exempt short-term rental pathway, the Greater Sydney cap of 180 days a year applies, and the Blue Mountains sits inside that region. Hosted stays aren't capped, and some properties operate under their own development consent. Check with council or a planner, as we're a marketing team, not lawyers.
How do we get guests to stay rather than day-trip?
Give them something they can't do on a day trip. Sunrise at Echo Point, a Yulefest dinner, stargazing, an early start on a long walk or a slow breakfast by the fire. Put that at the top of your website and Google listing, and target Sydney guests who are already searching for a night away.
You're in India. How does that work day to day?
We're in Ahmedabad, about 4.5 to 5.5 hours behind Sydney depending on daylight saving, so our day overlaps with your afternoon. We work by email, video call and WhatsApp, send regular updates and never publish anything you haven't approved. The first month is the busiest while we set things up.
Should we talk about bushfires on our website?
Yes, calmly and briefly. Guests from Sydney remember Black Summer, and a short page on your fire plan, how you'll contact them and your cancellation terms makes them feel safer booking. It also saves you answering the same questions by phone every summer.
