Who comes to the Southern Highlands, and why

Bowral is about 90 minutes' drive south-west of Sydney and under two hours from Canberra, and people have been coming up for fresh air and country weekends for more than a century. The draw is gardens, cool-climate wineries, long lunches, antiques, pies and walks. Towns like Bowral, Berrima, Mittagong, Moss Vale, Robertson and Bundanoon each have their own feel, and Fitzroy Falls and Morton National Park are close by.

Many guests are Sydney couples and families on a weekend or long weekend, with Canberra guests too. Country houses, B&Bs, cottages and farm stays make up much of the stock, and weddings at vineyard and garden venues bring groups. Berrima is a well-preserved Georgian village, and its courthouse, finished in 1839, is now a museum. In Bowral, cricket fans come for the Bradman Museum, since Don Bradman grew up there.

Tulip Time is the big event. One of Australia's oldest flower festivals, it fills Corbett Gardens in Bowral with tens of thousands of hand-planted tulips each spring. In 2026 it runs from 11 September to 5 October, across the school holidays and the October long weekend. The Robertson Rainforest Festival, the Bundanoon Highland Gathering, winter open fires and autumn colour give owners other reasons to market through the year.

Who stays in the Southern Highlands

  • Sydney couples on a country weekend

    The biggest group. They want a fireplace, a garden, a good breakfast and a short drive to lunch. Many book one or two nights on a Friday.

  • Canberra weekenders

    An easy drive up the Hume. They come for wineries, antiques and a change of scene, and often travel in the ACT school holidays.

  • Wedding and celebration groups

    They book around one date and one venue and need several rooms or a whole house. Clear group terms and distances to venues win the booking.

  • Garden and history lovers

    Retirees and couples who come for Tulip Time, open gardens, Berrima and the Bradman Museum. They often travel midweek, which makes them valuable.

  1. Spring and Tulip Time

    September to November

    Tulip Time, gardens in bloom and the October long weekend. Weekends book out early, so take bookings directly and push midweek stays for retirees.

  2. Autumn colour

    March to May

    Red and gold leaves, harvest at the wineries and Easter. Sell long lunches, drives between villages and cosy evenings.

  3. Winter and summer

    June to August, December to February

    Winter is cold, with frosts and log fires, and suits couples. Summer is cooler than Sydney but quieter. Market fires in winter and escaping the heat in summer.

Getting here

The car is the usual way in. Bowral is about 90 minutes from Sydney via the Hume Motorway and under two hours from Canberra. Trains run on the Southern Highlands line from Campbelltown to Bowral, Mittagong and Moss Vale, and NSW TrainLink regional trains between Sydney and Canberra stop at Bowral too, taking about two hours from Sydney. Sydney and Canberra airports are the nearest for anyone flying in.

The hard part

What makes marketing a stay in the Southern Highlands hard

Being close to Sydney brings steady weekends and some hard weekdays.

  • Demand leans heavily to Friday and Saturday nights, and to Tulip Time and long weekends.
  • Many guests come for the day from Sydney, so you need a reason for them to stay overnight.
  • Country cottages and B&Bs look alike in listings, and guests compare on price and photos.
  • Every short-term rental in NSW must be on the state register and follow the Fair Trading code of conduct.
  • Weddings and big events bring bookings, but also pressure on minimum stays, noise rules and cancellations.

The Highlands already has a good name in Sydney. Our job is to make sure your place is the one people find and book directly.

How early should I market for Tulip Time?

Start in winter. In 2026, tickets went on sale on 1 July, and guests plan around school holidays and the October long weekend. Update your Tulip Time page as soon as dates are announced, email past guests, and offer midweek stays for retirees who want the gardens without the weekend crowds.

Is there a day cap on short-term rentals here?

At the time of writing, the Southern Highlands isn't one of the areas with a day cap on non-hosted short-term rentals. You still need to be on the NSW short-term rental register and follow the Fair Trading code. The state is reviewing its rules, so it's worth checking the NSW Planning Portal from time to time.

You're in India. How does working together work?

We're in Ahmedabad, about 4.5 to 5.5 hours behind NSW depending on daylight saving, so our day overlaps with your afternoon. We work by email, video call and WhatsApp, send regular updates and only publish what you approve. You won't need to change your routine.

How do I get guests to stay instead of day-tripping?

Give them something a day trip can't. A fire and a glass of local wine, a long breakfast, a frosty morning walk, the gardens at opening time or a quiet night after a winery lunch.
