Who comes to the Grampians, and why

The Grampians (Gariwerd) National Park is a range of sandstone ridges in western Victoria, about 260 km from Melbourne. Gariwerd is an Aboriginal cultural landscape with the largest number of known rock art sites in southern Australia, and Traditional Owners help manage it. Halls Gap sits in the middle of the park and is where many visitors base themselves, with Dunkeld in the south and Wartook and the Mount Zero end in the north. People come for MacKenzie Falls, the Pinnacle, Boroka and Reeds lookouts, Mount William and spring wildflowers.

The Grampians Peaks Trail has added a new kind of guest. It runs 164 km from Mount Zero through Halls Gap to Dunkeld, a 13-day walk in full, with hiker camps booked through Parks Victoria. Walkers spend one night of the full trail in Halls Gap at their own expense, and many more do one to three day sections. That means walker transfers, gear storage, early breakfasts and a hot shower all matter. After the 2024–25 fires the central section stayed closed, so check the current status before you promote any section.

Many guests are Victorian, with Melbourne families and couples driving up for long weekends and school holidays. Adelaide visitors break the drive here on the way to or from Melbourne, and international travellers pass through on touring routes that link with the Great Ocean Road. Stays are largely cabins, holiday parks, self-contained cottages, B&Bs and a few small lodges, and many rely heavily on Airbnb, Stayz and Booking.com. Events like the Grampians Grape Escape in May fill the town.

  • Melbourne families and couples

    The core market. They come for long weekends and school holidays, want a cabin with a view, room for the kids and somewhere to cook, and book around the weather.

  • Peaks Trail and day walkers

    Section hikers and full-trail walkers who need an early start, a transfer to a trailhead, a place to leave the car and a proper bed after nights in hiker camps.

  • Adelaide and interstate road trippers

    Halls Gap is a natural overnight stop between Adelaide and Melbourne. They book late, often for one or two nights, and search on their phones from the road.

  • Climbers, photographers and nature lovers

    Rock climbers, birdwatchers, wildflower spotters in spring and photographers chasing sunrise from the lookouts.

  1. Spring and autumn

    September to November, March to May

    The best walking weather. Spring brings wildflowers and autumn brings Easter and the Grape Escape. Push walker packages and long weekend stays.

  2. Summer

    December to February

    School holidays bring families, but this is also fire season. MacKenzie Falls closes on extreme fire danger days. Have a clear policy for fire closures and say so.

  3. Winter

    June to August

    Cool, quiet and often misty. Sell fireplaces, midweek stays for Melbourne couples, waterfalls in full flow and short walks rather than long hikes.

Getting here

Nearly everyone drives. Halls Gap is about 260 km from Melbourne, around three and a half hours via the Western Highway and Stawell, and roughly 480 km from Adelaide, five hours or more. Melbourne and Avalon airports are the nearest with regular domestic and international flights. V/Line runs a daily coach link to Halls Gap, connecting with trains via Ballarat and Stawell, but the park is hard to get around without a car. Many international guests arrive as part of a longer Victorian road trip.

The hard part

What makes marketing a Grampians stay hard

The Grampians has loyal visitors, but fire, flood and weekend-heavy demand make bookings uneven.

  • Fire is a real planning issue. The fire that started in December 2024 burned about 76,000 hectares and closed Halls Gap over the Christmas holidays, and guests cancelled well into January.
  • Floods matter too. About 280 mm of rain in three days in January 2011 set off landslides and flash floods that closed roads and walks well into that year.
  • Demand leans hard on weekends, Easter and school holidays, with thin midweek nights in winter.
  • Closed tracks and trail sections change what you can promote, so old blog posts and listings can quickly mislead guests.
  • Victoria's Short Stay Levy adds 7.5% to bookings of under 28 days for whole houses, cottages and similar stays, which affects how you price direct bookings.

You can't control the weather, but clear information and a steady Google presence keep you on the list when people decide it's safe to come back.

    Two or three nights with a fireplace, a late checkout and a local wine, promoted in June and July when weekends are the only busy days.

How should I talk about bushfires without scaring guests off?

Be factual and brief. Have one page that explains your cancellation terms if a fire or a park closure stops a stay, and points guests to VicEmergency and Parks Victoria. Guests who have seen the news want to know what happens to their money. Clear answers build trust, and they save you a lot of phone calls in December.

Does Victoria's Short Stay Levy apply to my property?

It depends on what you run. The State Revenue Office says the 7.5% levy applies to stays of under 28 days in whole houses, apartments and some private rooms, but not to a principal residence or commercial accommodation like hotels. Booking platforms pay it on their bookings; you pay it on direct ones. Check the SRO site or ask your accountant.

How does it work with you being in India?

We're in Ahmedabad, about 4.5 hours behind Victoria, or 5.5 hours during daylight saving. Your morning is our early morning, so we overlap for most of your working day. We work by email, video call and WhatsApp, share drafts for you to approve, and send you a short monthly update on what we did.

Can I get more midweek bookings outside school holidays?

Yes, but you need to target people who can travel midweek: retired couples, remote workers, walkers and international touring visitors. Make a clear midweek offer, show it on your website and Google listing, and promote it to Melbourne and Adelaide audiences in the quieter months. Winter fireplaces and spring wildflowers both give you a reason to post.
