The Goa market

A crowded, famous market where small places can still win.

Goa is one of India's best-known holiday names, which cuts both ways. Demand is steady, but supply is enormous: big resorts, hotel chains, thousands of villas and a fast-growing number of homestays. Domestic guests from Mumbai, Pune, Bengaluru, Delhi and Hyderabad make up most of the market, and foreign visitors, many from Europe, come mainly in winter.

North and South Goa sell very differently. The north, around Anjuna, Vagator, Assagao, Siolim and Morjim, draws younger groups, cafe-hoppers and people who want nightlife nearby. The south, around Benaulim, Agonda, Palolem and the villages behind them, draws couples, families and slower travellers. Heritage Portuguese-era homes in places like Fontainhas, Chandor and Aldona are a draw of their own.

The state is also pushing guests inland. Under the Homestay and Bed & Breakfast Scheme notified in August 2025, registration with the Department of Tourism is required for homestays and B&Bs, with incentives aimed at hinterland talukas such as Sattari, Sanguem and Canacona. For independent owners, the question isn't whether guests come to Goa. It's whether they find and book you directly.

    Bengaluru, Mumbai, Pune and Delhi groups taking a villa for a long weekend or New Year. They want a pool, a location close to the action and clear house rules.

  • Couples and honeymooners

    Looking for a boutique room or cottage that feels special, often in South Goa or the quieter northern villages. They book on photos and recent reviews.

  • Families

    Parents who want a safe pool, a calm beach and Goan food, usually during school holidays, Diwali or Christmas.

  • Long-stay and remote workers

    Guests staying weeks or months in winter, from India and abroad. They care about Wi-Fi, a desk, a kitchen and a fair monthly rate.

  1. Peak season

    November to February

    Beach shacks are up, the weather is dry and Christmas and New Year sell out. Set rates early and focus on direct bookings from repeat guests.

  2. Shoulder season

    October, and March to May

    Quieter beaches and better rates, with Shigmo in March. Market value, long weekends and summer family breaks.

  3. Monsoon

    June to September

    Shacks come down and the sea is rough, but the hinterland is green and waterfalls flow. Sell rain retreats, food and slow stays to Indian guests.

Getting here

Goa has two airports: Dabolim near Vasco in the south, and Manohar International at Mopa in North Goa's Pernem taluka, open since January 2023. Madgaon and Thivim are the main Konkan Railway stations, with Karmali close to Panaji and Old Goa. By road, it's a long day's drive from Mumbai along NH 66 and a shorter one from Pune and Belagavi. Guests should know which airport and station are closest to you.

How can a small villa compete with big Goa resorts online?

Don't try to win "resort in Goa". Win your village and your kind of stay: "villa in Siolim with pool" or "homestay near Agonda". A clear website, a strong Google listing, honest reviews and Instagram that shows your real place will bring guests the big brands never target.

How do I get bookings in the Goa monsoon?

Sell the Goa that only exists in the rains: green paddy fields, waterfalls, spice farms, long lunches and quiet beaches. Aim at Indian guests from Bengaluru, Mumbai and Pune, offer long-stay and meal-included rates, and start promoting in May. Be clear about which beaches and shacks are closed.

Do I need to register my homestay in Goa?

Under the Homestay and Bed & Breakfast Scheme notified in August 2025, registration with Goa's Department of Tourism is required for homestays and B&Bs.
