The Margaret River market

Who comes to Margaret River, and why

The Margaret River region runs from Busselton down to Augusta along the Indian Ocean, taking in Dunsborough, Yallingup and Cowaramup. People come for the wine first: nearly 100 cellar doors, with chardonnay and cabernet sauvignon leading. Then there's the surf, the Cape to Cape Track, the Busselton Jetty and the limestone caves along Caves Road, including Jewel, Lake, Mammoth and Ngilgi. Many stays are short breaks of two or three nights.

Perth is the engine. The region is about two and a half to three hours' drive away, so WA school holidays, long weekends and Friday nights shape demand more than anything else. Interstate visitors matter too, especially in winter. When Jetstar suspended its Sydney to Busselton flights in 2026, the regional tourism body told the ABC that any loss of visitors would be acutely felt, because winter occupancy already runs well below summer. Overseas guests often arrive via Perth and self-drive.

Stays range from vineyard chalets and couples' retreats to beach houses, farm stays, glamping and caravan parks. The calendar helps: the WSL Margaret River Pro at Surfers Point in April, the Pair'd food and wine festival in November, and a long whale season from June to December. WA also now requires every short-term rental, hosted or not, to be on the state register and to show its registration number in every advertisement.

Who books

Who stays in Margaret River

  • Perth families and friend groups

The biggest market. They drive down for school holidays and long weekends, want space, a barbecue and beach access, and often book months ahead for summer.

  • Couples on a wine weekend

Perth and interstate couples chasing cellar doors, long lunches and a quiet chalet. They book late, compare photos closely and read every review.

  • Surfers and walkers

People here for the breaks around Surfers Point and Yallingup, or walking sections of the 135 km Cape to Cape Track. They care about location, gear storage and flexible check-in.

  • Interstate and overseas visitors

Melbourne and Sydney travellers on direct flights when they run, and international guests on a WA road trip. They stay longer and plan ahead, so your website needs to answer everything.

The year

When guests come to Margaret River

  1. Summer and school holidays

December to February, plus WA school holidays

The busiest stretch. Beaches, wineries and events are packed. It's also bushfire season, so clear information on fire danger, Emergency WA and your cancellation terms helps guests book with confidence.

  2. Autumn and spring

March to May and September to November

Strong weekends. Autumn brings the best surf and the Margaret River Pro, spring brings wildflowers and whales off Dunsborough and Busselton. Sell long weekends and midweek walking breaks.

  3. Winter

    June to August

Quieter and wetter. Whales pass Augusta, fires are lit and cellar doors are calm. This is where a Perth midweek offer and a mailing list of past guests earn their keep.

Getting here

Many guests drive from Perth, about two and a half hours to Busselton and around three hours to Margaret River town. Busselton Margaret River Airport has had Jetstar flights from Melbourne and Sydney, though the Sydney route was suspended for part of 2026, so check current schedules before you market to eastern states. Many overseas visitors fly into Perth and hire a car. There's no passenger rail, so a car is close to essential once guests arrive.

The hard part

What makes marketing a stay in Margaret River hard

The region is popular, which means plenty of choice for guests and plenty of competition for you.

  • Demand swings hard between WA school holidays and a wet Tuesday in July.
  • Many owners depend on Airbnb, Stayz and Booking.com, paying commission on short stays.
  • Chalets and vineyard stays can look alike in listings, so guests often pick on price.
  • Bushfire season overlaps with peak summer, and guests ask about safety and refunds.
  • Interstate demand leans on a few direct flights that can change or be suspended at short notice.

You can't control the flights or the weather, but you can make sure a Perth couple searching on a Wednesday night finds you, trusts you and books direct.

Real photos, room types, distance to Surfers Point and the nearest cellar doors, and free booking links through your booking engine so guests can book from Maps.

  2. A winter midweek offer for Perth couples

A simple two-night package with a fire, a local wine and a late checkout, promoted to Perth audiences from May to August.

Short pages for the Margaret River Pro, Pair'd and whale season, with dates and your distance to each, so you show up when people plan.

  6. An email list of past guests

Questions

Marketing a stay in Margaret River

Something else on your mind? Email us.

Do I need to be on WA's short-term rental register?

Yes. Since 1 January 2025, WA requires both hosted and unhosted short-term rentals to register and show the registration number clearly on every advertisement. In the Augusta Margaret River shire, unhosted holiday houses also need planning approval from the shire, usually for a year at a time. We make sure your number appears on your website and listings, but the registration itself is yours to do.

How do I get more winter bookings in Margaret River?

Focus on Perth couples and small groups who can travel midweek. Build a clear winter offer, show fires, whales and quiet cellar doors on Instagram, and email past guests before the June and July school holidays. Keep your Google listing fresh with winter photos so it doesn't look like a summer-only place.

Should I talk about bushfires on my website?

Briefly and honestly, yes. Guests from Perth and overseas do ask. A short page covering where to check Emergency WA, what you do on high fire danger days and your cancellation terms builds trust. It doesn't need to be alarming. It just needs to be clear.

You're in India. How does that work with WA time?

We're based in Ahmedabad. Perth is two and a half hours ahead of India all year, because WA doesn't use daylight saving, so our working day overlaps well with yours. We work by email, video call and WhatsApp, share a simple monthly report and answer messages during your business hours.
