Who comes to Port Stephens, and why
Port Stephens is about two and a half hours' drive north of Sydney, with 26 beaches around a big, sheltered bay. Nelson Bay is the main town and the base for dolphin and whale cruises. Bottlenose dolphins live in the port all year, and humpbacks pass from May to November, heading north early in the season and returning with calves from September. Tomaree Head Summit is the favourite lookout.
South of Anna Bay, the Stockton Bight Sand Dunes in the Worimi Conservation Lands are the largest moving coastal dunes in the Southern Hemisphere. The land is managed by the Worimi Traditional Owners with NSW National Parks, and guests come for sandboarding, quad bike and camel tours, and beach driving, which needs a Worimi permit. The shifting sands uncover Aboriginal cultural sites, so guests should stay on marked routes and follow the rules.
Many guests are Sydney, Hunter and Central Coast families who come in the summer holidays and on long weekends. Newcastle Airport, about 30 minutes from Nelson Bay, also brings interstate guests. Holiday apartments and houses make up a big share of stays, with resorts, B&Bs and caravan parks too. There are a lot of listings, so standing out takes more than a nice photo.

Getting here
The car is the usual way in. Nelson Bay is about two and a half hours north of Sydney via the M1, and closer still for Newcastle and Hunter guests. Newcastle Airport, about 30 minutes from Nelson Bay, has interstate flights, which makes Port Stephens an easy short break for interstate guests. A car helps, since the beaches and dunes are spread around the bay.
The hard part
What makes marketing a stay in Port Stephens hard
Port Stephens has plenty going for it, and plenty of competition.
- Summer and long weekends are strong, but winter weekdays can be very quiet.
- Many holiday apartments look alike on Airbnb, Stayz and Booking.com, so guests often pick on price.
- Every short-term rental in NSW must be on the state register and follow the Fair Trading code. Port Stephens has no day cap now, but council has discussed one and the state is reviewing its rules.
- Weather cancels cruises and sandboarding tours, and guests blame the whole trip, not the forecast.
- Finding cleaners and staff for peak-season changeovers can be hard, and rushed turnovers show up in reviews.

How do I fill weeknights outside summer?
Use what's here all year. Dolphins live in the port year-round and whales pass from May to November. Make a simple midweek package, put dolphins and whales at the top of your website and Google listing, and target couples and retirees in Sydney and the Hunter who can travel on weekdays.
Is there a day cap on short-term rentals in Port Stephens?
At the time of writing, no. Port Stephens isn't one of the capped areas, though council has discussed the idea and the state is reviewing its rules. You still need to register on the NSW short-term rental register and follow the Fair Trading code. We're marketers, not lawyers, so check the NSW Planning Portal for changes.
