Who comes to Byron Bay, and why
Byron sits at the most easterly point of mainland Australia, and the Cape Byron Lighthouse, the Walgun Cape Byron walking track, Wategos and Julian Rocks in the Cape Byron Marine Park are what many people picture before they arrive. Humpbacks pass close to shore on their winter migration, with the best viewing from July to September. Surfing, yoga, long lunches and markets keep guests coming back.
Queenslanders are a big part of the market because Brisbane is less than two hours' drive away, while Sydney and Melbourne guests fly into Ballina Byron Gateway Airport. International visitors, backpackers and wellness travellers add to the mix. Inland, Bangalow's heritage main street, farmers markets and long-lunch dining, and Mullumbimby's Friday market and rainforest walks, pull guests who want Byron without the crowds.
The event calendar has changed. Bluesfest was cancelled in March 2026, only weeks out, and its operating company went into liquidation. Splendour in the Grass last ran in 2023 and its North Byron Parklands site was put up for sale. Smaller events still matter: the Byron Writers Festival and Surf Festival in August, the Film Festival in October and the Triathlon in April. Owners who relied on the big Easter and July weekends need other reasons for guests to come.

They drive down for two or three nights, often at short notice, and compare prices hard. A clear website and fast replies win them over a booking site.
Sydney and Melbourne couples
They fly into Ballina for a longer short break, want something special and plan weeks ahead. Photos, reviews and honest details about location decide it.
Wellness and slow-travel guests
Yoga, retreats, markets and hinterland walks. They care about quiet, good food and a place that feels personal, which suits smaller hosts.
Hinterland and event guests
People heading to Bangalow, Mullumbimby or the Gidjuum Gilgani walk, and groups coming for the Writers Festival or a wedding. They book around a date.

December to January
School holidays are the busiest weeks of the year. Your job is to take bookings directly, set clear minimum stays and collect guest emails for the rest of the year.
Autumn and spring shoulder
March to May, September to November
Warm, calmer and good value, with long weekends and school holidays in between. Late November brings schoolies to town, so be clear about who your place suits.
Winter
June to August
The quietest stretch for many stays, but it's whale season and the Writers Festival month. Sell midweek breaks, fireplaces, hinterland walks and clear winter days.
Getting here
Ballina Byron Gateway Airport is about 30 minutes' drive from town, with direct flights from Sydney and Melbourne. Gold Coast Airport at Coolangatta is the other main option. Brisbane is less than two hours by car, while Sydney is just over eight hours, so few Sydney guests drive. Trains on the North Coast line only reach Casino, with a coach from there. Bangalow and Mullumbimby are short drives inland from Byron.
The hard part
What makes marketing a stay in Byron Bay hard
Byron is famous, which brings guests but also a lot of competition and some tough rules.
- Since 23 September 2024, non-hosted short-term rentals in most of Byron Shire can only be let for 60 days a year. Only mapped precincts in the Byron Bay town centre and Brunswick Heads allow 365 days. Hosted stays aren't capped.
- Every short-term rental in NSW must be on the state register and follow the Fair Trading code of conduct, so your listing details and registration number need to be right.
- Bluesfest is cancelled and Splendour hasn't run since 2023, so two reliable peak weekends are gone.
- There are a huge number of listings on Airbnb, Stayz and Booking.com. Guests compare on price unless something clearly sets you apart.
- The 2022 floods and later storms hit parts of the Northern Rivers, and guests do ask about roads, flooding and cancellations.
If your days are capped, every night you do let has to count. That means a better rate, more direct bookings and less commission, and that's where we can help.

Does the 60-day cap apply to my property?
It depends on where you are and whether you're hosted. Non-hosted short-term rentals in most of Byron Shire are capped at 60 days a year, but mapped precincts in the Byron Bay town centre and Brunswick Heads allow 365 days, and hosted stays have no cap. Check the NSW Planning Portal's map and your registration. We're not lawyers, so confirm the details with council or an adviser.
How do we fill the gap left by Bluesfest and Splendour?
Stop relying on one or two big weekends. Market the things that happen every year anyway: whale season, school holidays, the Writers Festival, the Triathlon and the hinterland. Build a past-guest email list, run a simple midweek offer in winter, and make sure your Google listing shows up for searches beyond the festival dates.

We're based in Ahmedabad, about 4.5 to 5.5 hours behind Byron depending on daylight saving. That means our working day overlaps with your afternoon and evening. We work by email, video call and WhatsApp, send regular updates, and you approve anything that goes live. You don't need to be at your desk at odd hours.
Should I stay on Airbnb and Stayz?
Yes, for now. Booking sites bring guests you wouldn't find otherwise. The aim is to stop depending on them. Many guests find you on a booking site and then look you up. If your own website, Google listing and reviews are strong, some of them, and many of your repeat guests, will book with you directly.
