Noosa Heads sits at the northern end of the Sunshine Coast, about 135 km north of Brisbane. It has been a holiday town since the 1890s, and people still come for the same things: a sheltered north-facing beach at Main Beach, the headland walks and koalas of Noosa National Park, surf breaks in the Noosa World Surfing Reserve, and Hastings Street's cafes, restaurants and shops. Behind the coast are the Noosa River, the lakes and the Everglades, plus hinterland towns like Pomona and Cooroy.
Many guests drive up from Brisbane for a long weekend. Others fly in from Sydney, Melbourne and the southern states, often for a week in winter when Noosa is warm and dry and home is cold. Families fill the school holidays, couples come for food and walks, and events like the Noosa Food & Wine Festival in June and the Noosa Triathlon in late October or early November bring their own crowds. International guests from New Zealand, the UK and Europe add to the mix.
Stays range from beachfront apartments and resort units on Hastings Street to holiday homes on the river, B&Bs, hinterland cabins and eco-retreats near the Everglades. It's a crowded, well-marketed market, and many properties depend on booking sites and letting agents. Noosa Shire Council also regulates short-stay letting closely, with a local law approval, annual renewal and planning rules that changed again in September 2025. That shapes who can operate and how.

Couples and families driving up for two or three nights, often at short notice when the weather looks good. They compare quickly on Google and want parking and walkability to Hastings Street.
Southern winter escapers
Sydney, Melbourne and Adelaide guests flying in for a week or more between June and August. They book early, stay longer and value a quiet spot, a pool and a good kitchen.
School holiday families
They want space, a pool, safe swimming at Main Beach and easy days out to the national park or the river. Clear bed layouts matter.
Food, event and nature guests
Food & Wine Festival diners, triathletes and their supporters, surfers in March for the Festival of Surfing, and paddlers heading up to the Everglades.

Christmas, New Year and the long summer holidays are Noosa's busiest stretch, with Easter close behind. Sell early, set minimum stays and keep your availability accurate everywhere.
Winter and spring
June to November
Warm, dry and clear, with the Food & Wine Festival in June, the July school holidays, whale season offshore and the Triathlon at the end of October. Target southern states hard in autumn so they book for winter.
Late summer and autumn
February to May, outside Easter
Hot, humid and sometimes wet, with fewer families once school goes back. The Festival of Surfing helps in March. Push midweek offers for Brisbane couples and remote workers.
Getting here
Many guests drive from Brisbane, which is about 135 km south, usually around two hours depending on traffic on the Bruce Highway. Sunshine Coast Airport, at Marcoola, is the nearest airport and has flights from Sydney, Melbourne and other cities; it's a short drive to Noosa. Other guests fly into Brisbane and hire a car. Once in town, parking on Hastings Street is tight in peak times, so being walkable to the beach and restaurants is a real selling point.

What makes marketing a stay in Noosa hard
Noosa has no shortage of visitors; the hard part is being the stay they choose, and doing it within the rules.
- A large number of apartments and holiday homes look alike on Airbnb, Stayz and Booking.com, so guests often pick on price.
- Noosa Shire Council requires a short-stay letting approval, annual renewal, a 24/7 contact person and $10 million public liability cover, and amended its planning rules in September 2025.
- Peak seasons book out early while February to May midweek can go quiet.
- Summer storms and occasional flooding on the roads and river can cause last-minute cancellations.
- Letting agents and big resorts outspend small owners on ads, so you need to win on Google Maps and word of mouth.
You can't outspend the big players, but a clear website, a well-kept Google listing and a list of happy past guests make a small Noosa stay much easier to choose.

What approval do I need to let my Noosa property short term?
Noosa Shire Council requires a local law approval with an annual renewal for ongoing short-stay letting, plus lawful planning rights, a 24/7 contact person within 20 km, $10 million public liability cover and a displayed code of conduct. Planning rules changed on 26 September 2025. Check your zone with council; we don't give legal advice, but we'll show your approval number properly.
How do I compete with the big resorts and letting agents?
Don't try to match their ad spend. Win where guests actually decide: Google Maps, your own website and reviews. A full Google listing with walking times, real photos and fast replies, plus a reason to book direct, helps a small stay hold its own against larger operators.
When should I start promoting winter stays?
Earlier than you think. Southern guests often plan their winter escape in autumn, so start posting and running small ads to Sydney and Melbourne from March or April. Keep your rates and availability up to date so they can book the moment they decide.
